If you engage us before you sign your contract, we will review your contract to ensure that your rights are protected. Our review includes general advice on the contract terms and conditions and advice on any special conditions to cater for your specific circumstances.

As time is of the essence in the conveyancing process, we identify and notify you of the dates of all conditions that the buyer needs to meet. Examples of conditions may include, cooling off period, payment of deposit, finance date, building and pest inspection date. We will notify you when conditions are met. If conditions are not met we advise you of your rights and the next steps.

We undertake a title search on the property. As a seller you are obliged to disclose all encumbrances to the buyer. We work with you to make sure you pass clear title to the buyer.

We liaise with your bank (if you have a mortgage) to facilitate a release of mortgage. We work closely with the buyer’s solicitors to ensure your transaction is progressing smoothly so that settlement can take place as planned and that you get paid for the sale of your property. We do all the heavy lifting for you.

We get everything prepared for settlement date. We review and check the settlement statement prepared by the buyer’s conveyancer to make sure that any adjustments on account of rates and water or other items are correct. We advise the buyer’s conveyancer of payment directions, and we confirm the date and time of settlement.

We attend settlement on your behalf and make sure everything is done correctly so you can get paid for the sale of your property. Once settlement has taken place, we inform the real estate agent to release the keys to the buyer and the deposit paid by the buyer, if any.

After settlement, we tie up all loose ends for you to ensure that all is good. We answer any questions you may have about adjustments and payments.
